For most first-time buyers, the home loan is the biggest financial decision after choosing the home itself. This checklist helps you prepare before you book.
How much can you borrow?
Under RBI guidelines, banks can lend up to about 90% of the property value for smaller loans, about 80% for mid-size loans and about 75% for larger loans. The rest is your down payment. Banks also look at your income, existing EMIs and credit score.
Documents to keep ready
- KYC: PAN, Aadhaar and address proof
- Income proof: recent salary slips, Form 16 and income tax returns (business owners: ITRs and financial statements)
- Bank statements for the last six months
- Property papers: booking or allotment letter, agreement for sale and the project’s MahaRERA details
Plan your EMI
A common rule of thumb is to keep all your EMIs within about 40% of your monthly take-home income. Use the EMI calculator on any project page on this website to try different loan amounts, rates and tenures.
Costs beyond the flat price
- Stamp duty and registration charges
- GST on under-construction flats
- Maintenance deposit, society formation and legal charges
- Loan processing fee
