Many NRIs buy a home in Pune for their family, for retirement or as an investment. The process is straightforward once you know the steps.
Who can buy
Under India’s foreign exchange rules, Non-Resident Indians (NRIs) and Overseas Citizens of India (OCIs) can buy residential and commercial property in India. Agricultural land, plantation property and farmhouses are not allowed without special permission. Check the current rules with your bank or advisor before you buy.
How payments work
- Payments are made in Indian rupees through normal banking channels, usually from an NRE, NRO or FCNR account, or by inward remittance.
- Cash and payments in foreign currency directly to the developer are not allowed.
- Keep every payment receipt; you will need them for tax and, later, for repatriation.
Home loans
Most major Indian banks and housing finance companies offer home loans to NRIs. You will typically need your passport and visa, overseas employment and income proof, bank statements and the property documents.
Power of attorney
If you cannot be in Pune for registration, you can appoint a trusted family member through a power of attorney, executed abroad and attested as required, and then adjudicated in India. Speak to a lawyer to get the wording right.
